Planning Your Estate Sale

Our team is standing by to meet with you, free of charge, to assess the property you are seeking to sell. We specialize in selling not only collectibles and antiques, but also common everyday household items.

In our initial meeting, we will also discuss our process, review our contract, and select the dates for your sale. From that point on, our team goes into action. We inventory and photograph all items to be sold. Pricing is based on our appraisal and aided by a nationwide database of estate sales outcomes.

An average estate sale usually takes about one full week to stage. To prepare your home we will require access to your property. An estate sale usually occurs over a weekend. Together, we will coordinate the details of the sale. You will have a chance to set a reserve or lowest price point for those special items and we will isolate items that you wish to keep in a “safe zone” — locked away from the public.

We market your estate sale with postings on our website, online listings, and communication directly to our past customers via social media and email marketing.

Our goal is to make your transition as quick and stress free as possible and ensure the best return from your sale. Typically, our estate sales run for two days after which the property is left broom clean.

Attending An Estate Sale

You will enjoy attending our estate sales as a buyer. The sale will be attractively staged with all prices clearly marked. Our friendly staff will be on hand to answer any questions you may have. If you have your eye on a particular item it is best to arrive early.

Terms & Conditions

We Accept Cash, Checks & Credit Cards with Proper I.D.

PLEASE NOTE THE FOLLOWING:

  1. We do not allow sold stickers, other than our own. If you wish to purchase an item, ask one of our associates for a sold sticker. You are then obligated to purchase that item. Do not hoard items and then “decide” later to “go through” those items to decide if you plan to purchase them. You have taken them out of the sale when you set them back and could cause an item to miss a sale if you decide not to buy.
  2. Be sure to examine all items closely and carefully before you pay for them. Remember all items SOLD AS IS, NO REFUNDS. We do not guarantee electronic items are in working order. Please test them in advance of purchasing the item.
  3. Prices are not negotiable the first day of a sale, but discounts will occur over the course of the sale, after the first day. If you wish to leave a bid on any item over $50, please ask for a bid sheet. If you bid on an item, please honor your bid if you win the bid.
  4. Buyer is responsible for removal of large items purchased by two hours before closing on the last day of the sale, unless a prior arrangement has been made. Please bring your own help as our employees do not help load large items.
  5. Please understand that if anyone is caught stealing, the police will be notified.
  6. Doors will open at the published time, not before.
  7. If you pick up an item and decide not to buy, please place the item back where you got it. If not, please give to an employee and ask them to put the item back where it belongs.
  8. If you break or damage an item you are fully responsible for the cost of the item.
  9. Please do not bring food or drinks into the house and do not leave your trash on the front porch.
  10. We don’t do pre-sales or give out prices prior to the estate sale.
  11. An insurance policy will need to be active on the house.

Frequently Asked Questions

Do I need to rent tables, display cabinets or clothes racks?

No, we will bring in tables and display cases.

If the executor lives out of state, can we still have an estate sale and how will it be handled?

Yes! We handle everything through email, faxing and the post office. If you’re working with a local realtor or with an attorney, they can be of assistance as well.

What other services do you offer?

If you choose, we have contacts to buy remaining items after the sale is conducted. Some areas may also offer referral of a reputable cleaning service.

What should we throw out ahead of time?

You can remove any broken, non-repairable items. Do not throw out usable items even if they are old. We also request you remove any personal paperwork from the residence, such as birth certificates, social security cards, driver’s licenses, passports, military documents, bank statements, pay stubs, medical bills, family photos, prescription drugs, etc.

What happens at the first estate sale planning meeting?

When on site, we assess and determine the feasibility of a sale. This means we will determine whether there are enough items in the residence and the salability of your merchandise. This allows us to make an informed decision as to whether an estate sale is in your best interest, or if you should use alternate means to liquidate the contents of your home.

What is your fee for coming to the house and assessing it for an estate sale?

Our initial consultation with you is free of charge.

My family members and I would like to keep certain contents in our house. How should we handle this?

We ask you or your family members to remove all items you would like to keep prior to us coming out to assess the estate. This allows us to conduct a thorough assessment of what the sale can bring.

Should we sell our fine jewelry/silver to a pawn or cash for gold store beforehand?

Absolutely not. Pawn and cash for gold businesses give you only a fraction of what your jewelry is worth. You’ll net far more money selling your jewelry and silver at an estate sale rather than selling it at a pawn store or jewelry shop.

There are some items we want to keep, but do not want to remove them from the house. How is this handled?

Any items you would like to keep in the house are secured in a certain room or area of the home and marked as “not for sale”.

Where do we begin planning our estate sale?

When you contact West Coast Estate Sales, we will set up a time to meet you or your representative on-site. We will discuss your situation so we can better understand your needs and the type of estate we are working with.
